Painting Your BTO Before Moving In: A Timing Guide
Short answer: paint your BTO after carpentry and flooring are done but before your furniture arrives. That way you repaint an empty flat once, cleanly, instead of touching up around built-ins and furniture later.
When Should You Paint a New BTO?
Paint near the end of your renovation, not the start. The most common BTO mistake is painting too early. If you paint before your carpenter, plumber and electrician finish, you will be patching and touching up afterwards, and touch-ups never quite match a full coat.
The sensible order runs roughly like this:
- Hacking and wet works
- Electrical and plumbing rough-in
- Flooring
- Carpentry and built-ins installed
- Painting
- Light fittings, curtains, loose furniture

Is the Developer Paint Enough?
Only briefly, and only if you are happy with plain white. The developer coat is usually a single thin layer over new plaster, so it marks easily and scuffs during move-in. It will hold up for a year or two if you want to defer the cost.
But if you are changing colour at all, you are repainting anyway. It is far easier and cheaper to do it in an empty flat than around furniture two years later.
Why Does New BTO Plaster Need a Primer?
Fresh plaster is still curing and stays alkaline for weeks. Painting straight onto plaster that has not settled can cause patchy absorption, and sometimes discolouration bleeding through the coat.
The fix is simple: a proper sealer or primer coat first. But it has to actually be done, and it is one of the steps a cheap quote quietly leaves out. It is worth asking any painter directly whether primer is included for a new BTO.
How Far Before Moving In Should You Paint?
Finish the paint job at least two to three days before your movers arrive. Paint keeps curing after it feels dry to the touch, and sliding a wardrobe against a four-day-old wall will mark it.
An empty BTO also paints faster than an occupied flat, with no furniture to move and cover, so going early gets you a better result for the same money.
What Colours Work Best in a BTO?
Light shades for the compact bedrooms, save darker tones for the well-lit living area. BTO layouts tend to pair small bedrooms with a bright living room. Lighter colours genuinely help smaller rooms feel less tight. If you want a darker feature wall, put it where the light is good rather than in the smallest bedroom.
